Coconino County
GENERAL LOCATION: 61 Miles from Flagstaff, Arizona.
DRIVING DIRECTIONS: From Flagstaff (Intersection of Interstate 40 and Interstate 17) head west on Interstate 40 to Ash Fork (approximately 52 miles). Take Exit # 146 and head towards Ash Fork on Lewis Avenue. Turn right on 1st Street and head north to the intersection with Railroad Avenue. At the intersection turn, right and cross the railroad tracks on Double A Ranch Road/Seven Ranch Road. From the railroad crossing follow Double A Ranch Road to the north for approximately 3.5 miles. At this point there is an intersection with Quarry Road which heads to the northeast, bear left and stay on Double A Ranch Road for approximately 2.5 miles. At this point the road may just be called Seven Ranch Road and it bears a little more to the northwest. Continue on Seven Ranch Road for approximately .2 of a mile where there is an intersection with an unnamed road (possible named Cedar Road) heading to the west. Turn left onto this road and follow it to the west for approximately 1.1 miles (there will be several other two track roads branching off this road, stay on the main road and continue as due west as possible). At this point the road crosses a large wash. Continue to follow this road to the west for approximately .9 of a mile. At this point there is an intersection with a north/south running road. Continue west on Cedar Road for approximately 1.3 mile. At this point the road will turn due north. Turn right and follow the road north for .26 of a mile where it ends at the intersection with an east-west running road (North View Boulevard). Turn right onto this road and head due east for .31 of a mile and the northwestern corner of the property is on the right (south) side of the road. Roads leading to the property may not be completed and road signs may not be present.
The parcel is located in the secluded lush high county of the Colorado Plateau in Arizona. This region consists of lush grasslands with pinion-juniper woodlands that grade into stands of ponderosa pine at higher elevations. Spectacular views of The Sunset Peaks (a series of extinct volcanoes) dominate the skyline including Mount Humphreys the highest point in Arizona.
Land ownership opportunities of this quality in the west are rare. Only 14 percent of Coconino County's land is available for private ownership. The balance is owned by Native Americans, the State, and the Federal Government (National Park Service, National Forest Service, and Bureau of Land Management). As a property owner in this area you can declare your independence from metropolitan chaos and escape to a quiet, secluded, enriched life for you and your family for generations to come.
The land may be used for ranching, camping, hunting, hiking, as well as off road recreation. Coconino County is heavily utilized by the population of the Phoenix Metropolitan area as a pleasant retreat from the hot summer temperatures and as a playground for winter activities. For investment reasons, the property is located about 154 miles from Phoenix (the largest growing metropolitan area in the county for a few years running).
This parcel is approximately 87 miles away from the Grand Canyon one of the Seven Natural Wonders of the World, 176 miles from the Petrified Forest/Painted Desert, 86 miles from the spectacular rock formations of Sedona, and near the Coconino and Kaibab National Forests.
