LOT 110, OF KAIBAB KNOLLS ESTATES NO. 8, ACCORDING TO THE PLAT OF RECORD IN THE OFFICE OF THE COUNTY RECORDER OF COCONINO COUNTY, ARIZONA, RECORDED IN CASE 2, MAP 22.

Coconino County
The parcel is located in the secluded lush high county of the Colorado Plateau in Arizona. This region consists of lush grasslands with pinon-juniper woodlands that grade into stands of ponderosa pine at higher elevations. Spectacular views of The Sunset Peaks (a series of extinct volcanoes) dominate the skyline including Mount Humphreys the highest point in Arizona.
The climate is generally mild with 300 days of sunshine a year. World class recreational opportunities are available in Coconino County along with the convenience of shopping and services located in charming Flagstaff (the county seat) only 65 miles away. Flagstaff is a vibrant tourist town with an old west flavor that has many fine shops and restaurants. Flagstaff also has a rich cultural scene supported by Northern Arizona University and the internationally renowned Museum of Northern Arizona.
Land ownership opportunities of this quality in the west are rare. Only 14 percent of Coconino County's land is available for private ownership. The balance is owned by Native Americans, the State, and the Federal Government (National Park Service, National Forest Service, and Bureau of Land Management). As a property owner in this area you can declare your independence from metropolitan chaos and escape to a quiet, secluded, enriched life for you and your family for generations to come.
The land may be used for ranching, camping, hunting, hiking, as well as off road recreation. Coconino County is heavily utilized by the population of the Phoenix Metropolitan area as a pleasant retreat from the hot summer temperatures and as a playground for winter activities. For investment reasons, the property is located about 205 miles from Phoenix (the largest growing metropolitan area in the county for a few years running).
This parcel is approximately 88 miles away from the Grand Canyon one of the Seven Natural Wonders of the World, 178 miles from the Petrified Forest/Painted Desert, 90 miles from the spectacular rock formations of Sedona, and near the Coconino and Kaibab National Forests.
